    The Grange

    Plaxtol, Sevenoaks

    The property is nestled on the outskirts of the village of Plaxtol within the Plaxtol Conservation Area, and AONB and the Green Belt. The  Grade II* Listed property has origins as a 17th Century era country house. The two buildings to the south east of the main house (stables and cottage) were likely support staff quarters, and have since been subsumed into the plan of the main house following extensions and alterations to link the three buildings. This would likely have been done to facilitate internal access for support staff serving the main house and to provide further staff quarters.

    The two storey stables is located south east of the main house, and set back from its main elevation. It has borne two single storey pitched roof extensions that front onto the main parking to the property, one of these, the ‘gun room’, is a more recent addition, likely post-war, with further alterations to it to add a side door entrance recorded in 2003.

    The proposal is to add a more efficient straight-through entrance sequence to the back of house ‘gun room’ in order to facilitate an efficient and practical internal boot room joinery layout design. Lowering the existing window opening’s sill to the ‘gun room’ east elevation, lowered to the internal floor level, and using this as the entry point to the back of house to the property, would enable a more direct entry sequence from the car parking area and through into the cottage and then the main kitchen. The existing side door would remain, this would be lined out internally, and joinery installed to both sides of the ‘gun room’ new doorway, in effect creating a much more usable and substantial hallway boot-room entrance than the existing arrangement allows.
